Home Staging Cost in 2026: What You Pay in Portugal, Spain, France and Germany

Ask a home stager for a price and the first answer is usually "it depends". That is true, but it is not useful when you are deciding whether to propose staging to a seller this week. This guide puts numbers on it, country by country, using the price ranges that stagers and pricing platforms publish in each market.

Every figure below comes with its source and date. Prices for physical staging move with property size, condition and how long the furniture stays in the house, so treat them as ranges to plan with, not as quotes.

The Short Answer

Physical home staging in Europe usually costs between 1% and 3% of the asking price for a full project. A consultation alone starts at a few hundred euros. Partial staging of the key rooms sits in the low thousands. Virtual staging replaces furniture hire with an image edit and costs from under €1 to around €100 per photo, depending on whether you use an AI tool or a staging studio.

What You Are Actually Paying For

A home staging quote bundles four separate costs. Seeing them apart makes it easier to compare two offers, or to explain the price to a seller. Our breakdown of physical staging cost goes through each line with examples.

The consultation

A stager visits, walks through each room and tells the owner what to remove, repaint, repair and rearrange. Some write a report. If the seller does the work, this is the whole bill.

Furniture and decor hire

This is the biggest variable in an empty property. Sofas, beds, rugs, lamps and art are rented for a fixed period, usually four to eight weeks. When the listing takes longer to sell, the hire is extended and the cost keeps running.

Labour and logistics

Delivery, assembly, styling on the day and collection at the end. In a flat without a lift, this line goes up.

Small works

Painting, minor repairs, deep cleaning. Many stagers coordinate these and add them to the invoice, which is why two quotes for the same flat can differ by thousands.

Home Staging Prices in Portugal

Zaask, a Portuguese marketplace for home services, says a typical fee is about 1% of the home's value, from 0.5% to 3% depending on the service. Across the country, projects range from €360 to €10,500 (checked October 2026).

Habitissimo Portugal reports a similar structure in 2026: the stager typically charges around 1% of the property value, within a range of 0.5% to 3%, with purchased items and photography billed on top (page updated June 2026).

On a €300,000 apartment in Lisbon, that range means €1,500 to €9,000 depending on scope. For most agents, the decision is not whether staging works. It is which listings can carry that cost. Prices by city and type of property are in our guide to home staging in Portugal.

Home Staging Prices in Spain

Spain has the most detailed public price data of the four markets. Habitissimo Spain reports an average of €1,500, within a range of €700 to €3,000 (updated September 2026):

  • Consultation with visit and assessment: about €150. With a written report: €200 to €550.
  • Basic project for a flat: about €700, up to €1,200.
  • Full project for a 90 m² flat: about €2,000. For a 100 m² home: about €2,500.
  • Full project including the purchase of furniture and decor: €2,000 to €3,500 on average.
  • Hourly work, such as accompanying the owner to choose furniture: up to €90 per hour.

The same source lists virtual staging from about €100 per image when it is done by a studio, and around €500 for a 90 m² flat with five staged rooms.

Home Staging Prices in France

French stagers usually price in three tiers (Qoridor, published August 2026, updated September 2026):

  • Visite conseil, a room-by-room diagnosis with a report: €300 to €800. The seller does the work.
  • Partial staging of the key rooms (living room, kitchen, main bedroom): €1,500 to €4,000.
  • Full service including furniture hire: 0.5% to 1% of the sale price, so €1,750 to €3,500 on a €350,000 property.

The same article prices virtual staging at €30 to €100 per photo when it is done by a studio, with batches of five photos at €150 to €350.

Home Staging Prices in Germany

German stagers quote a share of the sale price, usually 1% to 3%. Sparkasse gives that range, with a consultation at €350 and a one-day staging at €650, both plus VAT. Its percentage covers furniture for three months, transport and planning (updated August 2026). CCG Gutachten, a valuation firm, puts the average spend at 1.5% of the sale price, with a separate consultation at about €100 to €300 (July 2026). ftimmobilien24 confirms the 1% to 3% range for Munich (April 2026).

ftimmobilien24 breaks it down by property type for the Munich market (April 2026):

PropertySizeTypical cost
2-room flat50 to 65 m²€1,500 to €4,000
3-room flat75 to 100 m²€2,500 to €6,000
Semi-detached or terraced house120 to 160 m²€5,000 to €12,000
Detached house160 to 250 m²€8,000 to €18,000
Villa250 m² and above€15,000 to €40,000

Furniture hire for a 2-room flat runs €800 to €2,000 for four weeks. Standard hire periods are four to eight weeks, and each extra week costs €200 to €500 depending on the scope. That weekly extension is the cost agents tend to forget when a listing stalls.

Why Prices Vary So Much

Five factors explain most of the gap between two quotes.

  • Empty or furnished. An occupied home needs styling and editing. An empty one needs everything brought in.
  • Size and number of rooms. More rooms mean more furniture, more transport and more hours.
  • Location. Lisbon, Madrid, Paris and Munich cost more than smaller cities, mainly through labour and transport.
  • Hire duration. Every week the property stays on the market adds to the furniture bill.
  • Condition. Painting and repairs can cost more than the staging itself.

How to Read a Home Staging Quote

Two quotes for the same flat can look very different and still describe the same work. Before you compare totals, check that both answer the same seven questions.

  • How long is the furniture hire included? Four weeks and eight weeks are very different prices for what looks like the same package.
  • What does each extra week cost? This is the number that decides the final bill when a listing takes longer than planned.
  • Who pays for damage to hired furniture during viewings? Some stagers include insurance. Others pass the risk to the seller.
  • Are the photos included? Some packages include a photographer. Others assume the agent brings one.
  • Which rooms are covered? "Full staging" sometimes means the living room, kitchen and main bedroom only.
  • Are small works quoted separately? Painting and repairs are often estimated loosely and invoiced later.
  • What happens when the property sells or the seller withdraws it? Ask about the collection date and any minimum term.

Write the answers next to each other in one table. The cheapest quote is often the one with the shortest hire period, not the one with the lowest daily rate.

Cost Per Listing at Scale

For a single premium property, comparing quotes is enough. For an agent with twenty listings a month, the question changes. It stops being "can this seller afford staging?" and becomes "what does it cost to stage the photos of every listing in my portfolio?"

The table below uses the ranges from this guide. It assumes eight staged photos per listing. For physical staging, it uses €2,000 per project, the Habitissimo figure for a full project on a 90 m² flat in Spain. For a staging studio, it uses €100 per photo, the Spanish studio starting price. For AI staging, it uses €0.60 per photo.

Listings per monthPhysical stagingStaging studioAI staging (Stageless AI)
1€2,000€800€4.80
5€10,000€4,000€24
20€40,000€16,000€96
50€100,000€40,000€240

The table is arithmetic, not a forecast. Real prices move with each property. The order of magnitude does not change, though. Physical staging scales with the number of properties. AI staging scales with the number of photos, at a cost low enough to apply to the whole portfolio.

How to Present the Cost to a Seller

Sellers rarely object to staging. They object to paying for it before the sale. Three ways to frame the conversation help.

Compare it with a price reduction. On a €300,000 property, a 1% price cut costs the seller €3,000. If staging helps avoid that cut, the decision is easier to make.

Compare it with a month on the market. Every extra month adds mortgage payments, condominium fees, utilities and insurance for a home the seller no longer lives in. Ask the seller to add up their own monthly costs.

Offer a step-by-step plan. Start with virtual staging of the photos to launch the listing. Propose physical staging only if the property gets clicks and visits but no offers. The seller pays for the expensive option only when there is evidence it is needed.

The Virtual Alternative, Priced Per Photo

Virtual staging removes the two most expensive lines: furniture hire and logistics. The photo of the empty room is furnished digitally, so there is nothing to deliver, nothing to collect and no weekly extension. Our guide to how much virtual staging costs compares studios and AI tools in more detail.

Prices depend on who does the work:

  • Staging studios with human editors: €30 to €100 per photo in France, from about €100 per image in Spain, €200 to €600 for five to eight images in Germany (sources above).
  • AI tools: Stageless AI costs from €0.60 per photo, or 20 credits a month on the Base plan at €10.99. Each image is ready in under 30 seconds, in 4K. A one-month free trial includes 20 credits, with watermarked images, so you can test it on your own photos before you pay.

For a three-bedroom flat with eight photos to stage, that is about €4.80 with an AI tool, a few hundred euros with a studio and several thousand with physical staging. The comparison is not perfect. A physical stager also improves the viewing, not only the photos. But for the first job of a listing, getting the click on the portal, the photo is what the buyer sees first.

When Physical Staging Still Pays Off

Physical staging earns its cost when buyers will walk through a furnished space at the viewing and the price can absorb it: premium properties, show flats for developers, and homes where the layout is hard to understand empty. In those cases, many agents combine both. They stage the photos virtually to launch the listing fast, then stage physically only the properties that reach second viewings.

For the rest of the portfolio, the arithmetic usually points to virtual. A fee of 1% to 3% of the price works on a few listings a year. Staging the photos of every listing in the portfolio only works at a cost per photo.

What Staging Does Not Fix

Staging, physical or virtual, improves how a property is seen. It does not change what the property is.

An overpriced home stays overpriced with beautiful furniture in it. Buyers compare prices per square metre on the portal before they look closely at the photos. A noisy street, a dark ground floor or a missing lift will still come up at the viewing. Serious defects such as damp or structural cracks must be visible and disclosed, whatever the photos show.

Staging works best on a property that is correctly priced and in reasonable condition but photographs badly because it is empty or dated. That describes a large share of listings, which is why the cost per listing matters so much.
